Investing in Real Estate. Investment and financing tools for the Italian real estate sector. Twelfth edition published

With this publication, now in its twelfth edition and produced in collaboration with Il Sole 24 Ore, Confindustria Assoimmobiliare systematically addresses the key regulatory and tax issues related to investment and financing instruments in the Italian real estate sector.

Edited by Roberto Fraticelli and Luca Lucaroni, the book serves as an up-to-date and authoritative guide for industry professionals, particularly international ones, offering a comprehensive overview of the main legal, tax, and technical instruments governing real estate investments in Italy, with the aim of facilitating a better understanding of the market. The 2026 edition features new in-depth analyses of strategic issues for the sector, including the land registry and the impact of emerging technologies, with particular reference to digitalization and artificial intelligence.

The Italian macroeconomic landscape shows positive signs: recent economic and political efforts have been recognized by financial markets through a significant improvement in the country’s creditworthiness. The resulting reduction in spreads is a significant factor for an economy characterized by high public debt, yet supported by greater stability and stimulus measures that have helped bring the unemployment rate to historically low levels, with favorable effects for the real estate sector as well.

In this scenario, factors such as digitalization, artificial intelligence, and ESG are playing an increasingly central role, helping to strengthen the quality and attractiveness of the investment climate in the real estate sector.

In a context of profound transformation and evolution, the publication maintains as its primary objective the support of investors, both domestic and foreign, in navigating the complex regulatory framework governing the Italian real estate market, illustrating the available opportunities in a clear, comprehensive, and comparative manner.

The publication also reaffirms its role as a reference point for all stakeholders in the sector—investors, lenders, legislators, intermediaries, tenants, and consultants—with the aim of providing the essential information needed to effectively manage the key stages of the investment process in Italy. In this context, it is clear that the scale of the resources required calls for a significant contribution from private capital as well, alongside that of national and supranational institutions. It is therefore essential to provide operators with clear, accessible, and reliable tools within a stable and predictable regulatory framework.

In line with previous editions, this twelfth edition also aims to draw the legislator’s attention to areas ripe for intervention, promoting measures designed to improve the quality of legislation, simplify and standardize administrative processes, and clarify persistent interpretive uncertainties. The goal is to enhance transparency, competition, professionalism, and efficiency in the national real estate sector, ultimately contributing to the strengthening of the country’s overall competitiveness.
