In *Milan Finanza*, Paola Delmonte, Chair of the Student Housing Committee at Confindustria Assoimmobiliare, examines the evolution of the university student housing sector, which has become a strategic pillar of the Italian university system. With approximately 600,000 students living away from home and an estimated demand for 120,000 beds in the coming years, the market is booming, supported by over €2.5 billion in investments since 2021. Driving this change are institutional investors and specialized operators, who are developing modern facilities designed to offer resident students a range of tangible and intangible services tailored to their needs. Over the past year, significant support for making these facilities’ rates affordable for students has come from the PNRR; however, to ensure the continuity of these efforts, much more can still be done—especially at the regulatory and fiscal levels—to continue enabling real estate investments in the sector.
