INREV's Guide to the EU Taxonomy.

The INREV report provides a detailed analysis of the EU Taxonomy, the classification system developed to identify sustainable economic activities—with a specific focus on real estate investments.

Alignment with the Taxonomy is increasingly becoming a market standard, driven by growing regulatory scrutiny and the strengthening of regulations such as the SFDR and CSRD, which aim to ensure greater transparency and reduce the risk of greenwashing.

Its implementation presents several challenges for market participants, including the lack of established benchmarks, the difficulty in quantifying climate change adaptation measures, and compliance with minimum safeguards. The report also highlights the role of the Taxonomy within the regulatory framework governing the sector—such as green bonds and other international directives—and analyzes opportunities for investors to improve their “environmental compliance” and gain competitive advantages.

The recent proposal for the “Omnibus” Directive presented by the European Commission aims to simplify certain sustainability reporting obligations by amending regulations such as the CSRD, the CSDDD, and the Taxonomy itself. The Commission’s intent appears to be to reduce administrative burdens, especially for smaller companies, but the path to implementing the Directive will nonetheless be long and complex.
