On Thursday, October 9, the conference organized by Confindustria Assoimmobiliare, titled “A Home to Study, a Generation to Grow: Student Housing According to the Assoimmobiliare Observatory,” was held at Torre Velasca in Milan.
The conference served as an opportunity to present the Observatory on Student Housing promoted by the Association, the result of the work of the Student Housing Working Group chaired by Paola Delmonte. The Observatory’s findings are contained in Report No. 24, “A Home to Study. Student Housing according to the Confindustria Assoimmobiliare Observatory,” which offers a comprehensive overview of the sector, with particular attention to relevant regulatory developments, forms of public-private partnerships, management and governance models, and the main architectural formats. The Report also presents the results of a survey administered to member companies regarding the supply of professionally managed student housing in Italy (types, locations, rates, and services offered), as well as regulatory proposals developed by the Association to continue the development of this asset class, with the aim of ensuring that a growing number of students have access to housing solutions at affordable rates.
Following the introductions by President Davide Albertini Petroni, Raoul Ravara, Chairman of the Residential Committee of Confindustria Assoimmobiliare and Managing Director of Hines, took the floor. He framed the student housing sector within the residential asset class, highlighting the main market trends. Subsequently, Matteo Callegari, Head of Studies and Research at Confindustria Assoimmobiliare, presented the results of the survey—included in the Observatory—on the supply of professionally managed student housing units—with data on type, location, rates, and services offered—thereby providing a useful tool for understanding the sector’s positioning and development prospects.
The session dedicated to “Supply and Demand for Student Housing: Current Status and Future Trends” featured the participation of: Oscar Eugenio Bellini, professor at the Politecnico di Milano; Marina Brambilla, Rector of the University of Milan; Federico Rossi, Public Relations Manager at Camplus; Alberto Scuttari, General Director of the University of Padua; and Andrea Toma, Head of the Economy, Labor, and Territory Division at CENSIS. The session was moderated by Paola Delmonte, who guided the discussion by highlighting the differing perspectives among the academic world, real estate operators, and research institutions.
The second part of the conference, dedicated to “Enabling Factors for Development,” opened with remarks by Manuela Manenti, Special Commissioner for University Housing, via video link. The panel then featured presentations by Samuele Annibali, CEO of CampusX; Riccardo Corsi, Head of Planning, Finance & Control at Fabrica Immobiliare SGR; Luigi Nassivera, Senior Associate at SI – Studio Inzaghi; and Veronica Vitiello, Partner and Head of the Corporate Real Estate Department at Belvedere & Partners. The session was moderated by Alberto Cagnacci, Head of Institutional Relations at Confindustria Assoimmobiliare, who led the discussion on the key regulatory, financial, and management tools needed to support the sector’s growth.
The proceedings concluded with remarks by Alessio Pontillo, Advisor to the Minister of Universities and Research, who highlighted the Ministry’s commitment to promoting coordinated policies to expand housing options for university students, in collaboration with the business community and local governments.
