The conference “Real Estate Services: An Overview for a Common Language,” organized by Assoimmobiliare’s Services Committee and chaired by Micaela Musso, was held on October 20 in Milan.
The meeting served as an opportunity to summarize and present the work carried out over the past two years by the four working groups within the Services Committee: Property Management, Advisory & Valuation, Real Estate Services for the Banking Sector, and Engineering & Project Management. In particular, four white papers prepared by the working groups were presented and discussed. These documents emerged from discussions among industry professionals—including both service providers and firms representing clients—who chose to share their expertise and experience through a constructive dialogue aimed at addressing common challenges.
As President Micaela Musso noted in her closing remarks, services accompany the entire life cycle of real estate: they provide the information on which investment decisions are based, support access to credit, guide transformation, and ensure management over time. The ability to prevent risks, implement strategies, and preserve the value of real estate assets depends on the quality of these services. In this light, the “Quaderni” represent a concrete and practical contribution that Assoimmobiliare, through its Services Committee, has sought to provide to the market: useful tools capable of improving work and relationships throughout the supply chain.
Yesterday’s conference was organized into four roundtable discussions:
Moderated by Alessandro Corte Rappis (Generali Real Estate) and featuring presentations by Giovanni Grifa (Cushman & Wakefield), Barbara Polito (CBRE Italy), and David Vichi (Revalo).
The roundtable explored the role of property management in preserving property value and ensuring the quality of services offered, focusing on the need to define shared standards, clarify responsibilities, and identify criteria for measuring performance. This effort aims to make expectations more transparent, strengthen coordination between clients and service providers, and promote higher quality in management processes.
Moderated by Laura Piantanide (RYZE) and featuring presentations by Anna Maria Pacini (DeA Capital Real Estate SGR), Davide Cattarin (CBRE Italy), Antonio Del Buono (COIMA SGR), and Riccardo Battaglia (Savills Investment Management SGR).
The discussion will focus on the integration of ESG criteria into real estate valuation processes and the importance of having reliable, verifiable, and comparable information. This report on the topic aims to identify a common information framework to support the work of asset managers, ESG specialists, and appraisers, thereby improving the transparency of analyses and the quality of investment decisions.
Moderated by Mauro Corrada (roll) with presentations by Alberto Ravera (Ryze) and Francesco Sette (Rina).
The roundtable examined the contribution of real estate services to financing decisions, with a particular focus on risk assessment and sustainability measurement. Two tools developed by the Committee fall within this scope: the Property Value Handbook, dedicated to methodological guidelines for prudent valuation, and the document on green financing KPIs, aimed at translating sustainability objectives into measurable and verifiable indicators. These two contributions strengthen the dialogue between the real estate sector and the financial world.
Moderated by Luca Giannelli (United Consulting – MSC Associati) with presentations by Viviana Cavarra (Belvedere & Partners), Luigi Goffredo (COSTIM RE), Luciano Manfredi (Investire SGR), and Carlo Valsecchi (Hines).
The roundtable featured a preview of the Italian Plan of Work v. 01, which—drawing inspiration from the Plan of Work developed by the RIBA (Royal Institute of British Architects)—proposes common guidelines for defining the phases of work, roles, and decision-making points in a real estate project, thereby fostering coordination among investors, designers, and operators involved in its execution. The goal is to promote greater clarity and transparency throughout the entire process, helping to minimize uncertainties and improve control over timelines, costs, and the quality of results.
