JLL. Emerging trends in design

JLL’s “Outlook on Design Trends 2025” report explores emerging trends in real estate design.

Among the key themes analyzed, the growing importance of an integrated “street-to-seat” experience stands out. This is a design journey that accompanies workers and consumers from the moment they enter urban spaces, guiding them through public areas, services, and shared spaces to their final destination: workspaces, retail outlets, or entertainment venues.

With the return to the office and the intensification of urban foot traffic, there is a growing focus on design solutions capable of harmoniously connecting urban environments with professional ones, through shared spaces such as gyms, green areas, dining facilities, and informal gathering spots. This new vision of design is also fundamental in urban regeneration projects, which can foster the creation of mixed-use areas combining shopping, entertainment, and social interaction, designed to attract Generation Z in particular, who are increasingly drawn to the wealth of experiences offered by the urban environment.

In this context, companies are rethinking their spaces to make them more attractive, investing in events and conferences that encourage in-office presence and contribute to the revitalization of existing spaces, enhancing their use.

At the same time, architectural design is evolving toward models that prioritize social interaction and a sense of belonging. The goal is to create environments that foster connections between people, both in the workplace—where corporate culture and interpersonal relationships are key factors in attracting talent—and in public spaces, which are increasingly focused on improving the quality of urban life through accessible services and inclusive communities.

Another rapidly growing trend is the retrofitting of existing buildings, increasingly used to combat real estate obsolescence and meet new ESG requirements. Sustainable design—which incorporates natural, recyclable materials and conscious choices—is not just an environmental issue, but also a distinctive feature for attracting talent and strengthening corporate identity.

Finally, an innovative and interdisciplinary approach is gaining ground: science-led design, which leverages artificial intelligence to optimize space planning and enhance efficiency. Through the integration of neuroarchitecture and cognitive science, a new generation of environments is taking shape, designed to improve well-being, productivity, and the overall user experience.
