COIMA: Porta Nuova and Feltrinelli Porta Volta win “Best Urban Regeneration Project” and “Best Office & Business Development” at The Mipim Awards

COIMA – a leading platform in the investment, development and management of real estate on behalf of Italian and international institutional investors – has won the MIPIM Award 2018 with two projects, Porta Nuova in the category “Best urban regeneration project” and with Feltrinelli Porta Volta in the “Best Office & Business Development” category.
COIMA is the only developer in the world to have two projects in the final.
Porta Nuova won the first place winning the competition in Berlin (with the Puhlmannhof project), Moscow (candidate with the Zarayadye Park) and Jakarta (in the final with the Kalijodo Park);
Feltrinelli Porta Volta won the award and won the London competition, with project Bloomberg European HQ, Lima, shortlisted with Real 2 and Chongqing (China), in the final with Sunac Chongqing One Central Mansion Sales Office.
Porta Nuova – managed by COIMA as its asset and property manager and developed by COIMA and Hines – sees the sovereign fund of Qatar (QIA, Qatar Investment Authority) as the project’s sole investor. Through the consolidation of the three neighborhoods Garibaldi, Varesine and Isola, and thanks to the vision of more than 20 architects of 8 different nationalities who took part in the project - (Cesar Pelli, Kohn Pedersen Fox Associates, Boeri Studio, Cucinella, Arquitectonica, Paolo Caputo, M2P Associati, Antonio Citterio, Patricia Viel and Partners, Michele De Lucchi, Muñoz + Albin, Petra Blaisse, Andreas Kipar, Lucien Lagrange, Piuarch) - Porta Nuova has been able to rennovate a former railway yard of over 290,000 square meters in Milan, which was out of use for decades, into 17 LEED GOLD certified buildings, thus creating a unique real estate portfolio in Italy.
Porta Nuova represents the new Central Business District of Milan with its spaces leased to leading companies in finance, IT, fashion, insurance and consulting (with brands such as Accenture, Amazon, Axa, Bank of New York Mellon, BNP Paribas, Celgene, China Construction Bank, Google, HSBC, Nike, Samsung, UniCredit) which over the last five years makes up for 18% of Milan’s commercial leases.
FELTRINELLI PORTA VOLTA
Feltrinelli Porta Volta – developed by COIMA which is also its asset and property manager – is the first public Italian building signed by Herzog & de Meuron and the new headquarters of the Giangiacomo Feltrinelli Foundation and Microsoft House.
It is an inclusive space accessible to all, designed to promote dynamic participation in an ongoing dialogue with the city and the international context. This new house is the heart of an innovative research effort that aims to investigate and understand the most pressing issues facing contemporary society, with the results of the research being returned to the city of Milan within a dynamic hybridization of languages and processes. Microsoft Italia - together with DEGW, a Lombardini22 Group brand dedicated to the integrated work environment designs – has made its new house into a hub open to companies, students, and citizens, under a banner of innovation and culture. With a mixture of interiors that are 100% made in Italy where new ways of meeting and working merge with the values of openness, flexibility, energy and technology.
The structure is a space for citizens, where participation has the power to open a multidisciplinary window on the transformation underway.
This work has not only provided Milan with a significant intervention that increased the value of Porta Nuova, but it has also created an architectural and civic project in the heart of Lombardy’s capital, which became a hub of social development. The new LEED Gold certified buildings – inspired by the long and linear lines of the typical cottages of the Lombardy countryside and the imposing scale of Milanese architecture – are situated at the centre of an external walkway and a public park, a few steps from a capillary network of services and infrastructures.

The jury - chaired by Meka Brunel, CEO of Gecina - assessed over 220 applications from 55 countries and selected four finalist projects in eleven different categories. The COIMA project has been chosen by both a technical jury - whose vote counted for 50% - and the remaining 50% were made up of the MIPIM participants, an event that annually brings together the most influential leaders of the real estate market in Cannes.
